Should I use a Broker or Search for Space Myself?

Both routes have their pros and cons:

Using a Broker:

Pros:

  • Industry professionals can guide you throughout the process.
  • You can save time by avoiding research and follow-ups with providers.
  • Access to exclusive deals through broker relationships.

Cons:

  • Viewings may be limited to the broker’s partner providers.
  • Broker fees can be expensive.

Going Direct:

Pros:

  • Full autonomy over which office spaces to view.
  • Direct contact with property managers.
  • No intermediary fees.

Cons:

  • Researching and arranging viewings can be time-consuming.
  • You might miss out on exclusive deals that brokers can access.

For flexible office solutions, handling it directly is typically the simplest and most budget-friendly. On the other hand, leasing traditional office spaces involves greater legal and logistical complexities, and so a broker's support is advised.
