Should I Use a Broker or Search for Space Myself?

You have two choices when looking for an office space: Hire a broker or search independently. Both routes have benefits and drawbacks:

Using a Broker

Benefits:

  • Professional Guidance: Insight from industry experts.
  • Time-Saving: Leave the hassle of searching to the brokers.
  • Special Deals: Exclusive rates can be accessed through the broker’s network.

Drawbacks:

  • Limited Choice: Brokers may favour partner providers.
  • Costly: Broker fees can increase overall expenses.

Going Direct

Benefits:

  • Greater Autonomy: You choose which spaces to consider.
  • Direct Contact: Build relationships with property managers.
  • Budget-Friendly: Avoid paying broker fees.

Drawbacks:

  • Time-consuming: You need to do the research, inquiries, and viewings on your own.

Flexible office spaces are generally simpler and more cost-effective when pursued directly. Conversely, traditional office space leases are more difficult to handle alone, making a broker's assistance advisable.
